For Sale By Owner
Selling on your own can be risky. Investors and unqualified buyers with low-ball offers target FSBO homes. However, the biggest risk is eliminating 90% of the buyer pool in a hot market. If your home is not on the MLS, then you are missing the opportunity to get maximum value for your home. FSBO homes statistically sell for 20% less than homes sold by Realtors®.
Flat-Fee & Discount Brokerages
The major issue here is that a segment of agents will not show these homes even though they offer a buyer’s agent commission. These discount brands are frowned upon because they take listing inventory and commissions out of the traditional agent’s pockets.
These are full-service agents that charge anywhere from 5% to 7%. In this hot real estate market with low inventory and days on market, why would you pay an agent more for the same if not less experience and service. And, will they represent the total transaction for only 2% if a buyer comes without an agent?
Steve Johnston, founder of Ideal Agent, was born and bred in the real estate industry. Growing up in the 70’s and 80’s, his mother owned and operated Century 21 offices in South Florida. Back then, it was a world without the cell phones, computers, email, internet or .coms that we take for granted in today’s business economy. The MLS was a big book distributed weekly that contained all the updated listings of homes for sale. There was no Realtor.com, Zillow or any of the other multiple sites now available to search, sell or buy real estate. If you wanted to know what homes were on the market and the asking price, you needed to call a Realtor®. Selling real estate was more challenging and the average real estate commission was 6%. Fast forward to a world where homes for sale can be seen across the globe and potential buyers can take a virtual tour without leaving their couch. With advances in technology, almost every industry has become price competitive except the real estate industry. Even with the technological and marketing advances being utilized throughout the real estate industry today, the standard sales commission remains at 6%.
No stranger to taking on this challenge, Steve’s mission and passion has always been to help sellers and buyers save money in the real estate transaction. In the early 2000’s he started Home Discovery, a very successful 2% commission real estate company. That experience confirmed the incredible demand in the marketplace for lower real estate commissions. Home Discovery clients saved tens of millions of dollars in commissions while receiving full-service real estate. Recognized for Home Discovery’s achievements and innovation, Steve received many accolades including: Florida’s Governor’s Award for Innovation, Ernst & Young Entrepreneur Award Finalist, Inman’s 100 Most Influential Real Estate Leaders, and Real Trends Top Team Professional Sales Volume in the Country selling over $250 Million in homes in one year. Unfortunately, his mission at Home Discovery was cut short in 2006 when the Great Recession devastated the real estate market.
Down, but not out, Steve’s passion for innovating the real estate industry burned on. After years of brain storming about how to build a better mousetrap to solve some of the industry’s challenges, he has returned with Ideal Agent to utilize modern technology to save home sellers and buyers thousands of dollars in commissions via a referral network of top real estate agents.
